It’s amazing how some properties seem to fly off the shelf and others end up sitting on the market for months and maybe never sell. We study the market every day and our research has revealed three common characteristics of properties that fail to sell and they are:
It’s the largest factor in attracting buyers to your property. If your strategy is to have a high price and then comedown when negotiating you may be creating a road block for getting offers. What happens is both buyers agents and buyers won’t even look at overpriced properties thinking that the seller isn’t serious about selling. It’s better to price closer to what you are willing to take and open up the market to more buyers.
You have a great price and there is a ton of interest in your property and yet it sits because buyers can’t get in to see the property. Renters are important for sure but if you can set an “access to the property” time and let everyone (renters, rental managers, realtors, …) know when that is you will be rewarded with showings and a sale.
Nobody wants to buy a place that is run down and if they do they certainly don’t want to pay a premium for it. Here are some easy things that go a long way to making good first impression: make sure all the light bulbs work, new bed linens and spreads, paint, new pillows for the couch, make sure interior door shut properly, get rid of clock radios and things that date the property.
