There are a lot of reasons why some properties sell quickly for a great price and others sit on the market for a long time and even expire. After studying the condo market here on the Emerald Coast for the last 10 years I can tell you that there are three criteria that rise to the top of every sale and if you address them up front you can increase your chances of selling your condo quickly and for a great price. Let’s take a look:
Price it right the first time – You may be tempted to try listing at a high price just to see if you can get it and think you will come down if necessary – Don’t do it. The market is what it is and if you price too high above the market buyers (and buyer’s agents) will simply pass you over thinking that you are not motivated to sell. A good Realtor knows the market and where the tipping point of high but not too high is.
Take the emotion out of the sale – This is easy to say and hard to do but people who take a businesslike approach to the process tend to sell quicker and for more money. As an example, if an offer is lower than you want – don’t get mad at the buyer, simply focus on why you are selling and counter to achieve that goal. Same thing when the buyer asks for something to be fixed, changed, added or removed … don’t take it personal – simply evaluate the request against your goal for the sale.
Access and Availability – Make sure buyers can have access to your property. Even if its only for an hour on the Saturday turn. Make sure you have your past rental figures and costs to own information quickly available for buyers to review.
