One of the questions we get asked by a lot of our sellers is simply: “What can I do to increase my chances for a sale?” After researching the question we came up with six things sellers can do to increase their chances of selling their property.
Price it to sell. Listing high to give yourself the chance to get a “Better Price” or “Leave Room for Negotiation” often pushes you out of the range of people who would pay the actual price you would be willing to sell at. Consider pricing slightly above what you are willing to sell for simply hold to your number typically leads to higher sales prices.
Make sure buyers can see it. If it’s a rental simply set a time each week to allow buyers access to see your property. It may be on Saturdays (On the turn) between 1:00 and 3:00. Inform your property manager that the property needs to be available during this time – no early check-ins are to be allowed.
Have your rental history ready and available. After price the most common question we get from buyers agents is, “What is the rental history?” If you can provide the rental history (the more years the better) it really helps the buyer determine if they want to make an offer and if the history is strong enough it can push the offer price up.
Be able to provide the major cost expenditures for the property. Because so many buyers are investors if you can provide information about the basic costs of owning buyers can quickly and easily determine if they want to buy your property.
Make sure dirty or marked up walls have a fresh coat of paint. First impressions are huge so if you can increase your chance for a good impression you should do it. One of the most cost effective ways to do this is a fresh coat of paint. It tends to make your property look cleaner, newer and fresh – all good things.
