Forget the myth that winter is a bad time to sell real estate.  While sales usually inch lower in the cooler months, some real estate pros are saying this winter in particular may be a great time to sell a home.  Here’s why:

  1. Mortgage rates are near record breaking lows.
  2. Home prices are starting to rebound in many markets across the country.  The National Association of REALTORS reported that home prices in December were 11.5% higher than a year earlier.
  3. Homes still remain a good deal:  Prices are rising but remain mostly below 2007 highs, and in many areas, the cost of buying is cheaper than renting.
  4. Distressed homes that typically sell at big discounts – up to 20% off – are still widely available.  Short sales and foreclosures accounted for 22% of all existing home sales in November.
  5. Many buyers used to want to wait until the end of a school year before moving, but households are changing and moving schedules are less tied to school terms.  That’s because households with children are making up a smaller part of the mix nowadays.
  6. Household formation is growing.  Many people who ran into tough economic times several years ago are again looking at real estate ownership.  Enough time has passed so that many of these individuals have re-build credit, built up their savings and now qualify for FHA, VA and conventional financing.

Owning a pet, which six out of ten U.S. households do, can be a problem for both sellers and practitioners seeking buyers.  Below are a few tips to help prepare yourself.

  • Sellers with pets should do their best to eradicate pet odor.  ”Odor is the biggest obstacle,” says Trudy Severa, an associate with Long and Foster’s North Hills office in Reston, Va.  ”Anyone who is sensitive or with allergies is going to be put off.”
  • Pet hair is another turnoff for fussy people or those with allergies.  A professional cleaning as well as frequent vacuuming can help.
  • It is also a good idea to remove the evidence of pet residents, including getting rid of dog doors, linoleum in unlikely places, even pet crates.
  • During showings it is smart to relocate pets because some potential buyers may find them objectionable, no matter how cute they are or where they are contained.

Is Now The Best Time to Buy Real Estate in Destin FL?

Q: I’m thinking about buying an investment property in Destin Florida – Is now a good time to buy or should I wait?

A: Well, if you are buying as an investment property in Destin Florida I would say that right now is probably the best time to do so that you will ever see for twenty plus years.  So if you are planning on buying investment real estate in Destin (or any kind of real estate in Destin) within the next 25 years, you should do so now.

Here’s why:

Inventory: It is dropping like a rock.  The number of Destin Homes For Sale, Destin Condos For Sale and Destin Land For Sale is at levels we haven’t seen since 2004.  Its way down.  And economics tells us that when supply is low and demand is high prices go up.

Short Sales and Foreclosures:  They are going away.  As of today there are 1,398 condos for sale in the Destin Area, of those only 18 are foreclosures and 81 are short sales.  So out of almost 1,400 Destin Area condos for sale less than 100 of them are foreclosures or short sales.  We are seeing similar numbers with Destin Area houses as well.  If you thought you could just swoop in and pick up a cheap foreclosure or short sale be careful because there are a lot of people thinking the same thing and they go fast.

Property Prices: It’s true that in some pockets prices are still going down but they are few and getting less.  For the most part prices have leveled off and in many cases we are seeing some appreciation come back into the market.

There are still enough Foreclosures and Short sales that you can find good deals.  Just keep in mind that there are a lot of people fighting for them so you have to be prepared to act quickly and decisively when you find a property you like. I can assure you that other people are looking for these deals as well and if you hesitate they will jump in and you will have a bidding war.  And that is not a good way to buy real estate.

  • You get to buy in at the low ebb in the real estate cycle. Remember buy low sell high.

How To Renovate A Condo At The Beach

One of our clients recently bought a gulf front condo at the beach in Destin Florida.  They bought it as an investment property and decided to renovate right away so that they could be ready to maximize the high summer rental season bookings.  It worked out great and they could not be happier.  Kris Moran, our Buyer’s Agent wrote a blog about the renovation project which offers great tips on how to renovate a condo at the beach.

Check out this article from the Philly Tablet Business section that talks about how Investors are buying at  the shore.  North Florida is the place to invest in!  A hidden jewel of beautiful resort style condominiums that smart investors are picking up for pennies on the dollar.

The term investor needs to be defined, though, just to be clear about what is happening.

“Investor can mean someone who is buying strictly to rent the property out as much as possible for as many years as they plan on owning it, then ultimately selling the place for an expected long-term capital gain at some point down the road,” Leiser said. “We are also seeing buyers who plan to rent their new property for only a portion of each summer and then use it themselves for the rest of the time. Or their plan could be to rent their new place for only a summer or two, before they convert it to personal use.”

Buyers see the current market as an opportunity to possibly “move up” — for example, to a beach block as opposed to a mid-island property — by taking advantage now of lower asking prices, as well as the ability to rent the house out for a while to help them carry the higher price of the more desirable location
